What an inspection report is
An inspector documents what they could see on one day: the condition of systems, safety concerns, and maintenance items. It is a snapshot of observations, not a repair estimate or a guarantee. Most reports mix genuinely urgent items in with routine notes, which is why a 40-page PDF can feel impossible to act on.
How to prioritize the findings
Read for three things, in order: safety first (anything that could hurt someone: electrical, gas, structural, fall hazards), then major systems near the end of their life, then everything else. A finding's length does not reflect its importance; a one-line note about a double-tapped breaker can matter more than a paragraph about a cracked driveway.
